Proposal: The Owner is proposing a comprehensive redevelopment of the Site for a residential development, comprising of a series of buildings with a range of residential building forms and unit types. The purpose of this zone change is to rezone the property from a Factory District (I4) zone that permits a variety of industrial uses, to a Site Specific Residential Fifth Density (R5(3)-__) Zone to permit Cluster Townhouse Dwellings in addition to all other uses permitted in the R5 zone. The Zone Change application is also requesting Site specific general provisions including a reduced parking rate, a maximum height of 36 metres, and reduced setbacks for the existing and proposed residential buildings.

Statutory Public Meeting: A public meeting is scheduled for Tuesday, May 28, 2024 at 7:00pm in the Council Chambers in City Hall, 1 Wellington Street, Stratford to provide interested parties the opportunity to learn more about the proposed applications and provide comments and questions. No decisions will be made at this meeting. Interested citizens are invited to comment on the application at the scheduled public meeting by requesting to appear as a delegation. Delegation requests can be made by completing the Delegation Request Form. Alternatively, requests can be made by contacting the City Clerk at clerks@stratford.ca. Requests to appear as a delegation must be submitted no later than noon on the business day preceding the meeting. Details for participating in the meeting will be provided once the request is confirmed. This meeting will be held in person at Stratford City Hall, and a link to watch the meeting will be populated at the start of the meeting time, in the Council Calendar.

At a subsequent Regular Council meeting following the Public Meeting, the application will be considered by Council for approval or refusal. A Staff Recommendation Report will accompany the application, and the owner or agent may delegate and make a presentation regarding the application. Interested citizens are able to comment on the application at this Regular Council meeting by requesting to appear as a delegation.
